Known as the resort city, Palm Springs, California, has a long history. It is mentioned in many movies and songs as well. A favoured spot by the rich and famous of Hollywood. Palm Springs has a comfortable microclimate with mountains on one side that block the harsh summer sun and cold winter winds. The major economy of the city is driven by tourism. With all the rich history of the city, it holds residences of many famous personalities and the prevailing architectural style in the city is mid-century modern architecture. During his career, he constructed more than 25,000 homes throughout Southern California. He was born on a farm near Gallatin, Tennessee, in 1915, although Trousdale later graduated from Los Angeles High School. He began selling gum but shifted into real estate, deciding it was more lucrative to sell larger properties.
Paul Trousdale
A renowned real estate developer in Los Angeles, Paul Whitney Trousdale Jr. was responsible for creating many neighbourhoods and building communities that are famous and sought after even today. The exclusive Trousdale Estates in the hills above Beverly Hills, California is also one of them. He built over 25,000 homes during his lengthy career; his influence now spans much of Southern California. Born on a farm near Gallatin, Tennessee in 1915, Trousdale later graduated from Los Angeles High School. He began his career by selling gum but switched to real estate, believing it was more profitable to sell larger properties.
In 1946, he founded Trousdale Construction Co., where he began developing tract homes and entire communities, including churches and shopping centres. Trousdale was a marketing pioneer; for example, he helped potential buyers of his three-bedroom, two-bath homes in Westdale Village, a development in West Los Angeles from the late 1940s, learn how to furnish their homes affordably. One of his most successful projects is the Trousdale Estates in Beverly Hills, California which has houses by many affluent people that were mostly designed by famous architects of the time like FL Wright, Wallace Neff and others. Trousdale passed away in Santa Barbara, California, on April 9, 1990, at the age of 75. However, his legacy is still carried on in his projects, each a piece of heritage in its one right.
Tahquitz River Estate
Tahquitz River Estates (formerly Palos Verde Estates) is an impressive residential enclave in Palm Springs known for its architectural variety. The encompassing area features Spanish haciendas, California ranch homes and the iconic mid-century modern residences designed by Paul Trousdale. Because Sunrise Terraces is situated adjacent to NY-135, residents enjoy being minutes from restaurants and a slew of grocery stores that make their day-to-day life convenient. One of the most ambitious housing projects ever attempted in Palm Springs, planning for its development began back in 1947. Paul Trousdale, in collaboration with Pearl McManus, undertook a significant project to address the post-war housing demand. The initial phase involved constructing a storm drain to manage the water flow from Tahquitz Canyon, costing over $100,000. On September 22, 1947, earthmovers started carving a 200-foot ditch to direct the water flow, with boulders placed along the channel to contain the waters. This historic moment was captured in a photograph of Pearl and Austin McManus on the front page of the Desert Sun the following day. Trousdale later acquired the property and continued the multimillion-dollar project, ultimately building over 200 homes.
In 1948, Trousdale expanded the development by adding 49 more parcels, further establishing Tahquitz River Estates. The homes were designed with an emphasis on outdoor living, featuring patios that provided residents with views of the surrounding mountains and gardens. Each home was crafted to promote privacy while enjoying the communal pool area. The development offered eight architectural models, each with two to three bedrooms and a fireplace, along with 18 different exterior designs to personalise the properties. An original sales brochure highlighted the meticulous planning, noting that the lots, averaging 10,000 square feet, were individually surveyed to ensure earthquake resistance. This attention to detail and quality further distinguished the neighbourhood.
Tahquitz River Estates runs from East Sunny Dunes Road to East Palm Canyon Drive. It is bounded by South Camino Real and South Palm Canyon Drive. It is one of the largest neighbourhoods in Palm Springs. The historic mid-century design of the homes fuses with the modern culture seamlessly. The homes designed by Paul Trousdale are particularly notable for their distinctive features, including painted brick exteriors, expansive glass panels, and angled roofs. These design elements create a striking and modern aesthetic that reflects Trousdale’s innovative approach to residential architecture. Today, Tahquitz River Estates remains a celebrated example of mid-century modern architecture, offering a rich architectural panorama that continues to attract interest and appreciation.
Trousdale’s Residence
Designed by architect Allen Siple, the iconic Trousdale Residence from circa 1948, located in the picturesque Tahquitz River Estates, exemplifies its original ‘Plan 6’ design. The home features impressive soaring ceilings and south-facing clerestory windows that bathe the living areas in natural light. Breathtaking mountain views are a highlight, complemented by modern updates that ensure comfort and security. The primary suite offers direct access to a spacious, fully enclosed yard, providing both privacy and stunning west-facing mountain vistas.
