Ayala North Exchange is designed to be a development that seamlessly integrates to the urban cityscape as part of the long-term development of the western section of the Makati Business District in the Philippines. The complex was designed to adapt to evolving environments as the district moves towards higher density with ambitious plans for mass transit and mixed-use redevelopment in the area.

The project is a flagship mixed-use development with retail, office, and hospitality elements. It specifically addresses the needs of Business Process Outsourcing (BPO) Organizations in providing for a connected, flexible, and safe spaces at all times of day.

The podium integrates two towers with that are programmed to accommodate BPO’s, corporate offices, and a hotel split among them. The development is a terminus to the elevated walk network that traverses through Legaspi Village to the Ayala Center, a multi-mall complex with direct connections to the major transit terminals in the city. The frontage along Ayala Avenue features terraced foliage on the podium and focuses on pedestrian transit, with direct access to the underground pedestrian passages. The garden terraces on the outdoor areas are enjoyed as a breathing space at a corner of a busy high-density business district.

The design process involved multiple stakeholders in the community tackling issues of zoning, accessibility, and security. A Virtual Design and Construction (VDC) modelling process was used as a dynamic platform for co-creation among the stakeholders, the design team, and the international consultants. The model served as a key tool in resolving complex issues in the building’s architecture.
