The starting parameters in the creation of a new, specific urban planning program are defined by the existing building of the student dormitory. The decision is to unite the buildings of the student dormitories into one connected continuous unit, and to treat the restaurant as a separate pavilion in a spatial dialogue with the accommodation units.

The composition is motivated by the assumption that a separate pavilion as an independent volume in terms of functional and design independence, economic rationality and independence in exploitation, is a simple and complete solution in execution.

FIRST PHASE – STUDENT RESTAURANT

Along the west side of the lot, the program of the first phase envisages a student restaurant. The context of the front facade of the historicist building is accepted as a fact towards which the new construction unobtrusively establishes a relationship. The restaurant holds the southern margin of the plot, and the authority of the approach to the existing house suggests the creation of an access area of ​​the square from which the main entrance to the new building is defined from the north. The approaching green area (the future square) already exists, so it is accepted as a fact and as the basis of a new paved and horticultural form. The lack of high-quality views, the existing hierarchical matrix and the simple vehicular access points to the layout of the commercial entrance to the restaurant on the southeast side towards the railway line.

SECOND PHASE – STUDENT DORMITORY

The existing buildings on the eastern side of the student dormitory, of which the northeastern, one-story one has certain cultural qualities, due to dilapidation and the large scope of the program are removed by the proposed solution, but the footprint and positional contour of the buildings is used as a presumption of new urban parameters. Outdoor parking spaces line the outer contour of the entire complex, while the rather large garage provided in the program is accessed via a car ramp, along the edge of the southern wing of the new student dormitory. The building has one underground parking area, ground floor and 5 upper levels with 243 rooms. The concept of an urban block becomes the main idea.

The newly built buildings are based on a NZEB (Nearly Zero Energy Building) approach using heat pumps, solar power panels on the roof and reuse of rainwater.
