Situated inside the historic Rustaveli Cinema on Tbilisi’s principal avenue, the project occupies a site where cultural memory and modern development intersect.

Recognizing the building’s historical weight, the design team approached the project with a commitment to precision and stewardship. Extensive archival investigation and the study of historic drawings allowed the architects to decode the cinema’s original architectural language. Guided by these insights, Spectrum meticulously restored the early-20th-century façade, preserving its authentic character while reinforcing its structural resilience for future generations.

Within this faithfully reconstructed exterior, the interior unfolds in a distinctly modern manner. A curated palette of natural materials, thoughtfully calibrated lighting, and open, flexible spatial arrangements establish an environment that is warm, functional, and aligned with today’s experiential standards. The interior is conceived not merely as a display area, but as a dynamic setting for dialogue, linking architectural vision with broader conversations around urban development, cultural continuity, and community engagement.

The showroom’s core exhibition zones present the flagship developments of Eagle Hills in Georgia: Tbilisi Waterfront and Gonio Yachts & Marina. Through detailed physical models, visitors are invited to explore each project’s scale, narrative, and urban significance, gaining insight into how these developments are envisioned to shape the future identity of Tbilisi and the Adjara region.
