Our first objective was to create a needs program that was in line with the owner’s expectations, and their main goal was a project that was salable, as it was an investor who builds a mid-range home for sale.

That said, the project had to have a very wide range of options, to please as many potential buyers as possible, but we had several “key” concepts to follow, such as giving privacy from the bedrooms to the social area of the house, another point It was requested that the kitchen be physically integrated with the social area, but at the same time visually isolated. For this, we created a circulation without closings between the areas, placing the kitchen in a central position, but closed by masonry in a “U” shape, leaving only one side open for circulation, and the opposite side with an exit to a private service area, preserving privacy.
We still aim to create a property that is economically efficient in its daily use, naturally cool, for that we use several openings to favor cross ventilation, and a high ceiling in the front area of the house, forcing hot air to go up and out through the frames. upper floors, and still naturally lit throughout the day, with several windows, which receive light indirectly throughout the day, as most of them face south.
Concept
This project had a very curious concept, as the owner requested that the house in question be integrated with the outside area, physically and visually, and that there should also be integration with the kitchen, and gourmet area in the back, but the kitchen should be somehow visually protected, and with good exhaustion, in this way we placed the kitchen as a key element, surrounded with closings creating a “U” shape, and comfortable frames open to the side.
It was designed with the intention of selling, trying to create a purchase profile as broad as possible, for people who may be older, so 2 bedrooms are downstairs, a large and integrated kitchen providing people who enjoy receiving people at home, something very common to this generation x and y, anyway… we try to open up the range of options as much as possible.
