Moreover, the structure provides its residents with sweeping views of the ocean, while the symbolic crown atop symbolises its commitment to environmental awareness, embodying a fervent dedication to preserving the planet’s resources for future generations. Thanks to its prime location, numerous commercial, leisure, and recreational facilities now lie conveniently within a 2-kilometre radius of the burgeoning architectural projects in its vicinity.

Avighna India’s directive to Architect Vivek Bhole underscored the importance of prioritising functionality over form in the design of One Avighna Park. Every aspect and feature of the construction were mandated to serve a practical purpose rather than being included solely for aesthetic reasons. Additionally, there was a crucial emphasis on integrating ecologically sustainable and socially responsible methodologies and practices into the construction process, leading to its pre-certification as a Platinum-rated building by the Indian Green Building Council (IGBC). The genesis of the tower’s distinctive configuration stemmed from a simple concept – ‘linear elements should be synthetic, as nature avoids rectilinearity.’ In order to create towers that felt welcoming and vibrant rather than austere and modernist, the Architect embarked on a cognitive journey that ultimately resulted in the unique curvilinear composition of the structure.

The design adopts a theoretical framework known as the Central Core System, recommended by a renowned structural team at WSP CantorSeinuk, based in New York. This sophisticated system efficiently channels lateral forces, including those from seismic activity and wind pressures, towards a centrally positioned core. The grand porte-cochère, majestic in its stature, acts as the sole entrance to both wings of the building. Conceived to provide access to the expansive 15,000 square feet lobby, its impressive scale aims to inspire awe and admiration, while ensuring smooth traffic flow in both directions.

A remarkable feat of structural and engineering excellence, ‘The Atlas,’ a colossal column standing a towering hundred feet high, has been meticulously crafted to support a floating podium spanning over 9,000 square feet, situated on the ninth level. Behind it lies the majestic, double-height lobby, welcoming residents and guests into the splendid realm of One Avighna Park. Adorned with grand chandeliers casting a warm and inviting glow, the lobby features a soaring 25-foot high ceiling. Additionally, the incorporation of a glass foyer allows abundant natural light to illuminate the space during the day, creating a bright and airy ambience.

Imported textured marble embellishes the floors, while the walls are adorned with artworks esteemed and admired by the elite residents of One Avighna Park. Furnished with plush leather sofas, the visitors’ lounge invites guests to relax and feel at ease during their stay.

The podium’s facade features a series of vertical tubes intricately designed to incorporate elements from the geometric style of the renowned 1920s artist, Mondrian. Within the podium, the tower’s amenities are situated across the 1st, 6th, 8th, and 9th levels. The banquet hall occupies the 1st level, while the 6th level hosts a trio of courts – basketball, squash, and badminton. On the 8th and 9th levels, residents can indulge in a wide range of recreational facilities, including a jogging track, tennis court, children’s play area, and a clubhouse equipped with a table tennis room, snooker room, gym, lap pool, salon, spa, steam room, sauna, and massage room. Additionally, there’s a leisure pool, cabanas, conference rooms, a business centre, a 30-seat mini-theater, and a library, offering residents diverse options for relaxation and enjoyment.The expansive podium, spanning an impressive 850,000 square feet, has been carefully designed to meet the essential criteria for certification by the Indian Green Building Council (IGBC) and to accommodate the required number of vehicles.

One Avighna Park boasts three opulent apartments on each of its 54 residential levels, with the first habitable floor starting at the 11th level. Providing its occupants with a breathtaking sea view, the magnificent tower also boasts lofty ceilings measuring 11 feet 10 inches, ensuring a luxurious and spacious living environment. Moreover, the tower’s graceful curvilinear form exhibits exceptional spatial design, devoid of awkward corners that might compromise room layouts, resulting in minimal space wastage. This design is further enhanced by ample cross-ventilation, facilitated by the towers’ strategic orientation. In order to maintain privacy and restrict access to living areas, each apartment is equipped with a separate entrance and access pathway specifically designated for service personnel, household staff, and delivery vendors.

In the construction of the tower, 630 metric tons of high-grade aluminium and 17,000 metric tons of Fe-500 grade reinforced steel rebars were utilised, ensuring high loads without compromising ductility. Additionally, 1.4 million aerated concrete blocks were incorporated to reduce steel consumption and enhance thermal properties, leading to decreased energy usage and carbon emissions. For durability and a flawless finish, 450,000 metric tons of high-strength concrete with M-40, M-50, and M-60 grades were employed, while glue mortar replaced sand mortar to minimise settlement cracks in the block work. The lighting design at One Avighna Park posed an intriguing challenge. The goal was to elegantly enhance the tower’s magnificence through strategic lighting while considering practicality and efficiency.
