PLANNING:
The project is a 0.65 acre commercial development, resting on the most important 45 m wide commercial corridor of the modern city, Tonk road. This central spine, which connects the old walled city, runs through entire city and leads to Tonk, another major city in the state of Rajasthan, has all major government offices and commercial buildings in the city. The building is a G+7 tower with ground and first as dedicated retail areas, and floors above are office areas.
The terrace opens up to the best of the views with Moti Doongri fort and Aravli Mountain range to the east and Vidhan Sabha and panoramic urban sprawl to the west, has been landscaped to act as an active interaction zone for the people working in the offices on 6 floors. The landscape peeping out from the fenestration on parapet, merges beautifully with the character of the facade. The building also has 3 basements addressing the huge parking and service requirement.
Designed on a grid system having both the service and commercial core within these lines, stands out due to its clean geometry and regular form and a distinct contemporary elevation treatment inspired from “Bar code”, speaking the language of retail sector, while also taking care of the glare and heat in the arid climate of the region, which could be caused by a full glass facade in east orientation. The advantage of regular grid plan is that it provides a clear, flexible and modular floor plate maximizing the utility in the office space planning, also the placement of cores facilitate a 3 side open floor plate inviting optimum sun throughout the day time for ideal working conditions.
Sharad & Sangeeta Maithel cofounded maarchitects in Jaipur in 1993 after being graduated from JJ School of Architecture, Mumbai. Their extensive experience in multidisciplinary projects which are approached to be innovative, sustainable & creative have resulted in substantive work all over India, while being based in Jaipur for 26 years and in Bengaluru for 16 years.
Sharad has a keen interest to understand the problems of rapid urbanization and challenges therefore generated, which has sparked a research wing under the parent organization to work on adopting good sustainable solutions and modifying construction technology to suite Indian context. His extensive travel has helped in reshaping the organization as per industry norms.
Sangeeta’s ability to relate to any size of project and treating it as an opportunity is inspiring. Sangeeta’s key interest lies in sustainability and detailing. She likes to challenge conventional practices. Sangeeta’s experience encompasses institutional, Residential, Retail malls, corporate office buildings and interiors. Her keen meticulous approach in design and administration has encouraged the organization in creating a global standard practicing firm.
