An Oasis that disconnects you from the urban jungle, Niyati Residency by Talati and Partners is a contemporary modern interpretation that creates an 11-storey luxury private residence with a timeless design.

This residence is located at the JVPD Scheme in Juhu, Mumbai with a close connection to all the city centers and landmarks. Situated on a corner plot, the abode includes 2 parking levels, typical apartment levels,  over which sits an uber-luxury triplex penthouse, and a roof terrace garden with a pool.

With over 60,000 sq. ft owned by a single family, Niyati Residency marks a unique take amidst its dense city backdrop.  It introduces a warm palette to add a sense of homeliness to a high-rise structure. The client’s brief was to maximize usable space. This being a corner plot proved to be an advantage in adding a flexible circulation despite the space constraint.

Designed in a signature TPA style, the design focuses on providing optimized functionality through symmetry in the plan while adding a clean and sleek look to the exteriors. The facade also merges an earthy palette with natural stone, cascading green planters, and flower beds giving a hint of naturalistic touch within a concrete jungle.

Enhancing this approach the Beige and Noche Travertine create an interplay of sublime textures and minimal hues to add a luxurious appeal. The ornate GRC (Glass Fibre Reinforced Concrete) Jali work takes traditional influences to impart timelessness while optimizing visual privacy. While the wood decking in the balconies adds to the warmth.

The podium footprint is larger than the building footprint creating an open-to-sky terrace at the 1st Residential level giving access to the landscaped terrace to the residents. The podium is followed by 4 -storeys of typical apartments spanning approximately 3500 sq. ft. The lobby and other common areas are accentuated by ethereal artworks that were procured from the Maison et Objet in Paris. These artworks paired with a natural palette in the interiors accentuate the modern contemporary theme.

The triplex on the 9th, 10th, and 11th floors house an internal staircase that spans across three storeys, creating an abode that holds a bespoke sense of luxury. This floor is followed by a roof terrace that overlooks the panoramic views of the  Juhu flying club as well as the pristine sea; as you tower over the buildings, it opens up breathtaking views.

JVPD Scheme is known as a stark concrete jungle. To contradict and rethink this aspect, the designers at TPA aimed to break the monotony. With Niyati Residency, they delivered an abode that enwrapped nature while also understanding the optimized functional program that a city residence needs.
