The amalgamation of high-tech services brings together the magnificent tall standing structure named Rupa Renaissance, identified as “India’s tallest integrated office campus”. A 34-story tall building in the industrial hub of Turbhe in Navi Mumbai is a mixed-use campus that houses both commercial and residential apartments. Additionally, the design includes aesthetic sit-out spaces with butterfly gardens and Zen gardens for relaxation. The project is a Pre-certified green-rated building on the way to achieving a Platinum green rating status.
The project is a 132m-long structure constructed using composite steel that allows large spans. During the planning stage, the key concerns were the open planning for the commercial zone to cater the IT offices and MNCs and to have the most cost-effective way of construction to adhere to the low rent of the area. The Access architects, with professional advice were able to configure the cost of project to be limited to the cost of the structure in RCC making it cost-effective. The design proved to be effective not only structurally but also in terms of planning.
The Design
Rupa Renaissance is a design that moves flawlessly, connecting one corridor to another and one element to another. The building encompasses two wings connected through a basement, parking floors, and thirty floors that expand across 1.8 million square feet approximately. The workspaces were divided between the two wings creatively, with service core as the centre and enabling structured circulation. The parking spaces are provided on five separate floors that accommodate 1650 car parks with smooth vehicular moment. The building is an enormous assembly of three blocks with individual identities, where the smart-design schemes act as a link, with added advantages like comfortable circulation and a perfect view of the outside. The different blocks of the project are:
- IT Building
- Marriot executive Building
- Guest house Building
Entrance and Lift Lobby
The building welcomes people with transport with an efficient one-way road to drop off at the beautiful double-height entrance and directs the vehicle straight to parking through a ramp, and a different route on the right marks the pedestrian access to the building, allowing free movement between vehicles and humans. The provision of designated drop off and pick up points allows the user to move as they need from restaurants to retail outlets and their offices.
The entry into the double-height lobby is like shifting into another zone where the building’s one of the most attractive elements comes into picture, the golden suspended IT web artwork from the ceiling and the walls that cover a 120-meter life-size map of Navi Mumbai. The entrance lobby directs you to the lift lobby with destination-oriented Elevators that control the crowd effectively. It is designed with a concept of parametric art that is in the form of a cave.
The IT building
The efficient road layout links the main road and the IT building. One enters into the office space through a podium and other recreational activities. Rupa Renaissance leases the space to exclusive Multi-National Companies and IT firms. Thus, the requirement of office area leads to the open plan structure with reduced columns. The increased space allows un-disturbed circulation from one end to the other and a wide view for the user from all sides.
The IT building also holds a podium that supports different recreational activities such as a swimming pool, Gym, theatres, and rooftop Restaurants for employee welfare with panoramic views of Navi Mumbai. It is a balanced design with appropriate landscape areas merged with seating areas. The podium further connects to the Marriott executive apartments and the guest houses.
Marriott Executive Building
The IT building extends into a stay in another wing that expresses 5-star hospitality on campus to the users and accommodates 120 keys. It is an international hotel with a blueprint that comprises four rooms on each floor with an efficient grid of columns and finer spaces and a service core with perfect circulation around it. Every apartment is planned lavishly with extensive views of the outside making a better stay for the user. The executive building in Rupa Renaissance houses the retail courtyard, including the café, multi-specialty restaurants, Supermarkets, pharmacies, child care facilities, and banks & ATMs.
Guest House Building
The concept of ‘walk to work culture’ was brought into existence with the fully serviced business stay known as the Guest House building. It is a low-rise structure with guest house apartments for employees with the benefit of access to the various recreational activities and amenities of the campus.
Material and Construction
The significant feature of the project is the use of steel as the primary material. The IT building is constructed using composite steel framing, permitting larger spans with a minimum depth of beam, allowing the volume of each floor to increase effectively. The use of composite steel takes one step forward towards sustainability and also contributes to lowering the overall cost as compared to a conventional RCC structure. The skillful design aids in reducing the frequent use of columns, thus allowing a greater carpet area. Rupa Renaissance is known to be one of the massive infrastructure projects in composite steel construction.
The façade for the project comprises two materials, Glass and Bricks, that enhances the exterior, crafting its elegance. The brick façade facilitates serene lighting patterns, changing the definition of a space in the interiors whereas Glass is a principal material that brings definition to the building. The alignment of approximately 300 glass panels in a horizontal grid explicates a seamless façade. The amalgamation of texture of brick and glass panels allows the building to exhibit characteristics of strong and delicate on the exterior.
Sustainable Approach
The design for the project is not only viewed functionally, but also aspects of sustainability is taken into consideration. The use of sustainable materials like composite steel for construction, bricks, and glass as façades helps reduce cost and heat gain inside the building. The building has built proper Integrated building management systems that monitors in real-time through the tenant dashboard. It is powered by 325 kW solar Panels and a 33 kV Substation with dual power source with 100 percent power backup. Enhanced air conditioning & ventilation is controlled through a Chiller Plant Optimizer (CPO). The application of sandwich-type bus duct facilitates a seamless power supply with consideration of fire safety.
Rupa Renaissance depicts a landmark in the industrial hub of Navi Mumbai, with its unique composition of materials and flawless designs. The project has formulated a well-balanced design with its lush green spaces with its inimitable elements and attractive features; from intricate false ceilings to minimal office designs, satisfying the need of the users. The well-established bond between sustainability and functionality, cater to all aspects of an “Avante-Grande” mixed-use project with remarkability and individuality.
