Ava at Palm Jumeirah, Dubai is the latest real estate project under construction by Omniyat. It is the 12th real estate project by Omniyat, and the company’s second project on Palm Jumeirah, the first being the ‘One.’ It was launched in March 2022 and the construction started in June 2022. Dorchester Collection, a celebrated hospitality brand, will manage the project and provide services to the residents.
With a height of 125 meters, it has 24 floors and two basements being used for parking. This is going to have 17 ultra-luxury private residences and a sky palace. Overlooking the sea, it is going to be one of its own kind project in the region.

Design concept
Ultra-rich, Curves
As the residences are for ultra-rich, elite-class people, the concept takes inspiration from their lives which is full of twists and turns and does not follow a straight line. The building celebrates the unique and unexpected directions in which the rich turned to change the course of their lives. That is why the building features curves. The floor plates of different floors are different and unpredictable. The curved fluid form of the building also takes inspiration from the sea that it faces. The curves make the building look like it is emerging from the sea currents and merging into the sky. Its curves contrast it completely from the other buildings at Plam Jumeirah. There are no corners or any sharp edges.
Residential units
Unique floor plan, 270° view, 3BHK, 4BHK
The entrance into the building witnesses the merging of the sea and the building. As one enters a transition is experienced from water to the sea. The residential units are one unit per floor and are completely private. The residences will have infinity pools, private cinemas, a spa, a fitness center, etc.
Every floor has a different shape and a unique floor plan. The residents of each apartment can enjoy a private terrace and pool. The elevators also open directly into the residences. The floors have a ceiling height of 4m and the windows are full height, providing a 270-degree view of the city’s skyline including Burj Al Arab and Bluewaters Island. There are two types of residential units in Ava – 3 BHK units and 4 BHK units. The areas provided for each of these units are as follows.

It can be seen in the floor plans that the maximum façade is of glass to provide maximum outside view. Bedrooms also have an exterior view. Not only the interiors but the exterior is also spacious and quite open.
The Sky palace
Penthouse, 360° view terrace
On the topmost floor of the building, lies the penthouse. It is among the most elegant penthouses in the world. There are separate lobbies at the ground and the basement level for the sky palace. Provision of a private lift has also been given that serves the purpose of connecting with the sky palace. There is also a separate garage for the same that can house 8 cars.
It has 4 floors making up an area of 33,406.72 sq. ft. Two private lift have been given that connects the penthouse’s level 1 (above 100 m) to its terrace. The most interesting feature of the penthouse is a three-storey atrium, that brings in air and light to the garden beneath. The garden consists of the olive tree symbolizing peace and friendship. Its other features include 5 bedrooms (3 bedrooms, a guest suite, a master bedroom on the topmost level), a bespoke kitchen, a personal gym, a private salon, and a 360° roof terrace. The interiors again have floor-to-height windows with a height of 5m to provide maximum outside view.
Interior Design
Portia Fox, Natural light materials
The interiors have been done by a London-based luxury interior design studio by the name of Portia Fox. The studio has handled multiple projects globally including locations like Singapore, Shanghai, Mumbai, Nigeria, Abu Dhabi, etc. The interiors take care of three things- aesthetics, functionality, and quality. The interiors follow the concept of fluidity. They have been designed to complement the living standard of the residents and the elegant exteriors.
The interiors focus on clean architecture and purity of lines. Emphasis has been given to natural light materials such as wood, soft fabrics, soft leather, and bronze to invite comfort to the space. To make custom items, blocks of natural stone have been used in a variety of shades that go with the surrounding nature.
