The planned 20-hectare, mixed-use development of Providers Multi-Purpose Cooperative integrates places where residents, employees, and visitors can live, work, shop, dine, enjoy, and worship with wellness and medical facilities. The development will feature a Provider’s Mart and depot; leasable spaces for mixed-use and light industrial offices, warehouses, and retail and commercial establishments; medical tourism; residential development; garden apartments; a condotel; a transportation hub; a chapel, and a park.
5. San Juan: Smart City of the Future
The plan calls for a three-phased transit-engaged development: The first phase would be the development of the main level, which is the street level, with wider and more defined sidewalks for pedestrians, cyclists, and public transit. The second phase, the upper level, will focus on the elevated and interconnected walkways for pedestrians, and the last phase will be the elevated and integrated monorails to be linked with the LRT and MRT. The plan also calls for the improvement of parking facilities in the city through a city-wide organized parking system. This plan hopes to alleviate the imbalance between jobs and housing, and thus address traffic congestion in the city.
Moreover, the plan does not just call for a better transit system but also improved easements along the banks of the San Juan River and its creeks for pedestrians and as well as flood mitigating and adaptation measures. Palafox Associates created a flood overlay zoning map in order to provide the city government and council a blueprint for mitigation and adaptive architecture of which areas are liable to flooding. A flood overlay zoning map, in the long-term, will be a tool in creating policies, plans, and programs to save lives and property as a result of flooding in these areas. If San Juan City follows Palafox Associates’ plan, the city will become a smart city by 2023. It will be walkable, bikeable, livable, better-connected with public transit, a city that is safer, better-prepared for disasters.

Built after an earthquake that devastated Bam, Iran, the Tzu Chi Schools provide hope for an earthquake-prone community. The unique collaborative design designed by Palafox Associates manifests high regard for the culture and traditions in the area, Persian, Assyrian-Christian and Ionic Greek architectural aesthetics, and the site’s historical importance. The building has wind towers that act as air catchments to cool the building during hot days.

The design for this family-owned condotel melds modern functionalism and sustainable urbanism to create a functional community center that promotes walkability, bike-ability, and livability to the multifamily tenants. The five-story community structure designed by Palafox Associates is conveniently located near the Cebu Business District and is planned to be easily accessible to all types of pedestrians.
Nastaran Razavi graduated in Landscape Architecture at the University of Toronto in 2012, worked as an architecture editor and conducted research on projects in architecture to present creative ideas in architecture and interior design fields for Kaazdeco studio. It is my honor as an intern to spread the message of successful architects to the current generation of architecture students.
