In total, the site offers a combined Gross Floor Area (GFA) of approximately 2,007 square meters, making maximum use of the site area while fully complying with Dubai’s zoning and planning regulations.

Unique Features and Context
One of the defining characteristics of the C‑1103 project is its location on a natural sloped site with a significant level difference of approximately 3.50 meters across the site. The design and engineering teams embraced this unique topography, making it an integral part of the architectural language. The result is a multi‑level townhouse development that blends naturally with the terrain, providing visual interest and distinctive living spaces that respond creatively to the site’s contours.

Each unit is designed with expansive glazing, seamless connections between spaces, and layouts that optimize natural light and cross‑ventilation. The façade design incorporates multi‑level exterior elements that articulate depth and provide a sense of movement across the sloped site. Challenges and Solutions
Throughout the design and construction phases, the team addressed several site‑specific challenges:

The site required significant structural intervention due to its sloped nature. Retaining walls were implemented to create stable platforms for the buildings, ensuring both structural integrity and seamless integration of the architectural elements. The engineering solution was meticulously coordinated with the architectural design, allowing for both safety and aesthetic cohesion.

2. Parking and Access:
The requirement to accommodate a total of seven parking spaces posed a significant challenge due to the site’s corner positioning at an L‑shaped road. The garage entrance needed special approvals from the authorities, necessitating extensive review and discussions with Dubai’s local planning departments. The collaborative effort resulted in a compliant, safe, and user‑friendly vehicular access solution that adhered to regulations while serving the residents effectively.
