Agarani Estate emerges as a landmark hospitality project by Spectrum Architecture, located in the heart of Kakheti, Georgia’s celebrated wine region. Developed in collaboration with Art Studio LLC, the project combines interior design, façade development, and construction management under Spectrum’s direction. The result is a retreat that fuses cultural authenticity with contemporary comfort, creating a destination deeply rooted in place.

The estate stands in Ruispiri village, a setting renowned for its panoramic views of the Caucasus Mountains and its unique natural landscapes. This dramatic backdrop enhances the architectural narrative, where culture and landscape merge to offer visitors an authentic Georgian experience. Spanning 3,627 square metres, including a built-up area of 2,700 square metres, the estate accommodates 54 guest rooms alongside a welcoming lobby, lounge, library, and restaurant.


Two fireplaces anchor the social heart of the interiors, while two fully equipped meeting rooms position the estate as a venue for high-level gatherings. A terrace opens onto uninterrupted mountain views, and the design integrates an adult pool that blends seamlessly with the building’s architectural rhythm.

Architecturally, Agarani Estate draws inspiration from the medieval character of Kakheti, a region that once stood as a cultural and political centre of Georgia. The exterior employs stone, brick, clay, and wood—materials synonymous with Kakhetian building traditions—expressing the enduring values of Georgian craftsmanship. Inside, the design interprets the ancestral Georgian home through refined contemporary detailing. Light-toned walls balance traditional rugs and furniture, while stone- and brick-clad columns anchor the interiors with a sense of permanence and history. Traditional ornaments and motifs appear throughout, reimagined in subtle gestures that connect guests to the cultural fabric of the region.

Every aspect of Agarani Estate articulates a cultural story through design. The architecture celebrates Kakheti’s material and craft traditions, while the interiors evoke the intimacy of Georgian domestic life, reinterpreted for modern hospitality. By blending heritage with elegance, the estate creates an environment that feels timeless yet welcoming, where international standards of comfort coexist with an unmistakable sense of place. In doing so, Agarani Estate invites its guests not only to stay but to experience Georgia’s cultural spirit in its most authentic form.
