There is a moment in most residential projects where the drawings stop. The house is resolved, the landscape has been considered, the materials palette has been argued over and settled. And then, somewhere near the property line, a dashed line appears on the site plan with a note beside it reading “fence by others.”

almost any other element on the drawing. It defines the boundary between private and public. It sets the first impression of the building from the street. It controls sightlines, privacy, security, acoustic separation and the perceived volume of outdoor space. It is the element the occupant will stand closest to, most often, for the entire life of the building.

And it is routinely specified last, by someone who was not in the design conversation, on the basis of price.

The neglected edge

Architectural discourse has spent decades on the threshold. Entrance sequences, transitional space, the layering of public to private. Much of that thinking stops at the front door and rarely reaches the property line, where the actual transition occurs.

Part of this is regulatory inheritance. In most jurisdictions the boundary fence sits in an awkward legal space. It is frequently a shared asset, jointly owned and jointly funded by two parties who may have entirely different aesthetic priorities and budgets. In Western Australia, for instance, boundary fencing falls under dividing fences legislation that establishes a right to contribution from a neighbour, but only to a “sufficient fence” standard. Anything above that standard, anything with design ambition, is the initiating party’s cost alone.

This creates a quiet economic pressure toward the default. The cheapest compliant option is the one that can be cost-shared. Anything better is a unilateral expense. Multiply that across a suburb and you get the streetscape most of us live in: continuous runs of identical product, chosen not because anyone wanted it but because it was the option that did not require a conversation.

Part of it is also sequencing. Fencing is typically among the last trades on site, contracted after budget overruns have already accumulated elsewhere. By the time the boundary is being priced, the contingency is gone. The element that will define the project’s street presence gets specified from whatever is left.

What the boundary actually controls

Consider a standard suburban lot. The building occupies perhaps forty percent of the site. The remaining sixty percent is outdoor space, and the perceived quality of that space is governed almost entirely by its edges.

Enclosure and volume. A courtyard reads as a room when its walls have presence and as leftover space when they do not. Height, material weight, opacity and the rhythm of vertical elements all determine whether outdoor space feels designed or residual. A 1.8 metre boundary in a light, thin material reads as a barrier. The same height in a heavier material with considered proportion reads as a wall, and the space inside it reads as architecture.

Light. Boundary treatment directly controls how much light reaches the ground plane of narrow side setbacks and small courtyards. On tight urban infill lots, the difference between a solid boundary and a slatted one can be the difference between a usable outdoor room and a dead corridor. This is a design decision with real amenity consequences, and it is very often made by default.

Privacy without enclosure. The perennial problem of the dense residential lot is achieving visual privacy without creating a light well. Vertical slat systems with calibrated gap spacing solve this elegantly, because sightlines through a vertical array are far more restricted at oblique angles than perpendicular. Standing in the courtyard, you see a wall. Standing directly opposite, you see through. The geometry does the work. This is an old idea, common in traditional screening across many building cultures, and it remains underused in contemporary residential practice.

Acoustics. Mass matters, gaps matter more. A solid boundary of reasonable mass provides meaningful attenuation for a busy road. A slatted screen provides almost none. Where a project sits on an arterial route, this is a specification decision that will determine whether the outdoor space is usable at all, and it is frequently made without any acoustic input.

Material honesty at the property line

Boundary materials face conditions the building envelope usually does not. They are exposed on both faces, often without eaves, cavity, or any of the protective detailing a wall assembly enjoys. They sit at ground level where splash, soil contact and mechanical damage occur. They are subject to differential movement from ground conditions on both sides of the line, sometimes with different levels, different soil treatments and different drainage.

In a place like Perth, where residential fencing sits on ground ranging from coastal limestone to reactive clay to unconsolidated sand within a few kilometres, and where salt-laden air from the Indian Ocean affects a substantial portion of the metropolitan area, the specification consequences are significant. A steel product perfectly appropriate for an inland suburb may have a materially shorter service life within a kilometre of the coast. Coating systems are graded for exactly this reason, and the grade is frequently ignored because it is invisible at the point of purchase.

The same applies below ground. Footing depth and concrete specification determine whether a boundary remains plumb through seasonal soil movement. Reactive clay moves. Sand offers minimal lateral restraint. Limestone requires excavation methods that add cost and therefore attract shortcuts. None of this is visible in the finished work, which is precisely why it is the first thing compromised when price becomes the deciding factor. The failure appears three to five years later, well outside the period when anyone connects it back to the specification decision.

For an architect, this matters beyond durability. A boundary that has gone out of plumb undermines every other alignment on the site. The datum lines that were carefully coordinated between building, paving and landscape now read against a reference that has visibly drifted. The project looks poorly executed, and the element responsible was never drawn.

Detailing the transitions

Where boundary treatment changes material, most residential work simply butts one system against another and moves on. This is the point where the difference between designed and installed becomes most visible.

A considered transition treats the junction as an event. A structural post expressed as a distinct element. A recess or shadow gap that acknowledges the change rather than pretending it does not exist. A shared plinth carrying through beneath both systems to provide a continuous ground line. Any of these read as intentional. An unresolved butt joint reads as the moment the budget ran out, because usually it was.

Level changes deserve the same attention. Where ground falls along a boundary, there are two orthodox responses: step the panels and hold each level, or rake them to follow the grade. Stepping produces a horizontal top line and a staircase of triangular gaps at the base. Raking produces a continuous line parallel to the ground. Both are legitimate. What is not legitimate is failing to decide, which is what produces the common suburban condition of a fence that steps inconsistently wherever the installer judged it necessary on the day.

The decision should be made at design stage against the site section, and it should relate to something. A stepped boundary that steps in rhythm with the building’s own datum changes reads as coordinated. One that steps arbitrarily reads as an accident.

The compliance overlay

Pool barriers introduce a layer of regulation that reshapes design freedom considerably, and they are frequently designed as though the rules were a formality to be resolved later.

Australian Standard AS1926.1 governs non-climbable zones, gap dimensions, gate hardware and the relationship between barrier and surrounding elements. The practical effect is that a pool barrier constrains the placement of everything near it. Planting, furniture, level changes, adjacent structures and even the position of the pool coping all interact with the non-climbable zone requirements.

Designed early, this is a workable constraint that can generate genuinely good outcomes: frameless glass that dissolves the barrier entirely, or a considered vertical system that reads as landscape structure rather than safety equipment. Designed late, it produces the familiar retrofit of a compliant barrier awkwardly imposed on a completed landscape, with planting removed and furniture relocated because the certifier said so.

The barrier is not an afterthought to the pool. It is part of the pool’s spatial definition.

Sequencing as a design issue

The most consequential improvement available to most residential projects is not a material choice. It is moving the boundary decision earlier.

Where levels require retaining before fencing can proceed, this is particularly acute. Retaining and fencing are structurally continuous problems that are almost always contracted as separate scopes to separate parties. The result is a retaining wall designed without reference to the fence it will carry, and a fence installed on a structure that was not specified to take it. Resolving both as a single design problem, and ideally as a single contract, produces a better outcome for less money.

Similarly, where a project involves multiple boundary treatments — a solid side and rear boundary, a slatted street frontage, a glazed pool barrier — the transitions and post positions should be set out together at design stage. Set out sequentially by different trades, they will not align, and the misalignment will be visible from every position in the garden.

A modest proposal

None of this requires additional budget. It requires the boundary to be drawn.

Draw the elevation. Set out the post positions in relation to the building grid. Decide whether the top line steps or rakes and against what datum. Detail the material transitions. Specify the footing depth against actual site conditions rather than leaving it to the installer’s discretion.
